Access Statement for Lakewood Cottages

 

 

Introduction

 

Situated 5 miles south of the city of Lancaster and 6 miles north of the market town of Garstang. Close to junction 33 of the M6 motorway.

 

Four self catering cottages – Granary – Stone Barn – Mill and Stable

 

Open all year. Sorry but No Smoking and No Pets

 

Prior to booking we are always willing to discuss the needs of individual guests to see if the facilities we offer meet their needs and give any help and assistance we can.

 

Pre-Arrival

We are close to a regular bus route. The nearest bus stop is about 750 metres from the property.

 

The nearest railway station is in Lancaster 6 miles to the north, taxis are available from the station.

 

Arrival and Parking Facilities

 

A large hard flat Parking area surfaced with granite waste, is available directly adjacent to the cottages. So bags can be unloaded within a few metres of the cottage entrance doors.

 

We always try to meet our guests on arrival, show them into the property and answer any questions they may have. We can also give help with unloading bags if necessary.

 

A 3 metre wide flagged area runs along the front of Granary, Stone Barn and Mill. This has two 19cm steps down to the entrance doors. Stable Cottage has level access to the front entrance door.

 

During the hours of darkness the entrance and parking areas are well lit.

 

 

Granary Cottage

 

The entrance door to Granary cottage is 79cm wide, with a small 6cm step.

This doorway enters the Kitchen and dining room, which has a tiled floor. All the rooms are  well lit.

 

A passage way leads off the Kitchen giving access to the shower room. This has a shower, washbasin and toilet. The shower is a 1000mm quadrant, with a step into it. A perching stool can be provided to go in the shower if needed.

 

The hallway then goes up two steps to the bedroom. The bed is “zip & link”, which can either be made up as a super king double or two 3ft singles, whichever our guests require.

 

A staircase leads off the hallway up to the lounge on the first floor. The TV, DVD/CD player and radio all have remote controls (this is the same in all four cottages). A second entrance door 88cm wide, opens into the lounge. It leads out onto a small balcony area, then down an outside stone staircase to ground level.

 

All the rooms have windows on outside walls.

 

Stone Barn

 

The entrance door to Stone Barn is 88cm wide, with a small 12cm step. All the ground floor of Stone Barn is on one level.

 

The entrance door leads into the hallway, which has a small cloakroom at the end, with toilet and washbasin.

 

To the right of the hallway double doors lead into the large open plan Lounge, dining area and Kitchen. The rear entrance door is 80cm wide and opens into the kitchen. It leads outside down a 16mm step to a small level cobbled courtyard. The lounge is carpeted while the Kitchen and dining area have high quality amtico  flooring. Double doors lead out from the lounge down a 12cm step onto the front outside flagged area.

 

Access to the first floor is gained via a flight of stairs leading from the hallway.

 

There are three bedrooms on the first floor one double with a king sized bed and two twins with 3 foot single’s.

 

The double bedroom has an en-suite shower room, with shower, washbasin and toilet.  The shower is a 900mm quadrant, with a step into it.

 

The other two bedrooms are served by the main bathroom. This has a large corner bath with shower over, toilet and washbasin. The corner bath has a moulded seat incorporated into one side. All the showers in the cottage are thermostatically controlled.

 

The first floor is carpeted throughout with the exception of the shower and bathrooms which have high quality Amtico flooring.

 

All the rooms have windows on outside walls with the exception of the downstairs cloakroom.

 

Mill Cottage

 

The entrance door to Mill Cottage is 88cm wide, with a small 13cm step. All the ground floor of Mill cottage is on one level.

 

The entrance door leads into the hallway, which has a small store room at the end.

 

To the right of the hallway double doors lead into the open plan Lounge, dining area and Kitchen. The rear entrance door is 80cm wide and opens into the kitchen. It leads down three 16mm steps to a small level cobbled courtyard. The lounge is carpeted while the Kitchen and dining area have high quality amtico  flooring. Double doors lead out from the lounge down a 13cm step onto the front outside flagged area.

Stable Cottage

 

Stable cottage has a level access to the 88cm entrance door with no steps. All the ground floor of Stable Cottage is on one level.

 

The entrance door leads into the hallway, which has a small store cupboard under the stairs

 

At the end of the hallway, a door leads into the open plan Lounge, dining area and Kitchen. The rear entrance door is 88cm wide and opens into the kitchen. It leads outside down a 16mm step to a small level flagged courtyard. Double doors lead out from the dining area down a 13cm step onto an outside flagged patio area. The lounge is carpeted while the Kitchen and dining area have tiled flooring.

 

To the left of the hallway a door leads to a twin bedroom, on the ground floor, with 3 ft beds. This bedroom has an en-suite shower room, with shower, washbasin and toilet.  The shower is a 750mm x 1000mm, with a step into it. A perching stool can be provided to go in the shower if needed.

 

Access to the first floor is gained via a flight of stairs leading from the hallway to a landing. Two doors lead off the landing to the Master bedroom and the main Bathroom.

 

The large Master bedroom has a super king sized bed, and seating area with a cane three piece suite. Lockable double doors lead to a Juliet balcony.

 

The Master bedroom is served by the main bathroom. This has a large corner bath, toilet, washbasin and separate shower. The shower is a 1000mm quadrant, with a step into it.

The corner bath has a moulded seat incorporated into one side. The bathroom is split level with the bath and shower being on the higher level 12cm higher than the rest.  All the shower’s in the cottage are thermostatically controlled.

 

The first floor is carpeted throughout with the exception of the bathroom which has carpet on the higher level and quality cushion floor on the lower.

 

All the rooms have windows on outside walls.

 

Garden Area

 

The extensive garden and woodland areas have level or slightly undulating ground. The woodland along with the lake can prove to be hazardous to small children who must have adult supervision at all times.

 

Additional Information

 

The owners and family live on the site, and are available almost all of the time, if any help or assistance is needed.
